Screens, Tracks and Sills Bellingham
Our Screens, Tracks and Sills service cleans the parts of a window most cleanings skip. We wash screens on both sides, clear gritty tracks and their weep holes, and clean condensation-stained sills for homes and rentals across Bellingham, WA.
What Is Screen, Track and Sill Cleaning?
It’s detail cleaning for the parts of a window around the glass. Screens are removed, washed on both sides and returned. Tracks are cleared, scrubbed and their drain slots checked. Interior sills are vacuumed and wiped dry. It’s often booked with window cleaning in Bellingham or as a seasonal deep clean.
The Screen
The mesh panel that keeps bugs out and catches pollen, dust and smoke.
The Track
The channel a sliding window or door rides in. It collects grit and rainwater.
The Sill
The flat ledge at the bottom of the window where condensation runs and sits.

What Homeowners Worry About, Answered
Most people who book this service have the same few concerns. Here’s how we handle each one.
Will My Screens Get Bent or Mixed Up?
No pushing on the mesh, and screens come out one room at a time so each goes back in its own window. Damage we find is shown to you before we start.
Will Sills Be Wiped Properly?
Yes. Sills are wiped dry into the corners and checked at the walk-through, so you aren't left with soap marks or a gritty ledge.
Will You Protect My Floors and Plants?
Shoe covers in every room, towels under sills, and screens washed outside, away from floors and landscaping.
Can You Reach Second-Story Screens?
Yes. Most upper screens come out from inside the room. Where they can't, ladders are set up and checked for safe footing.
Can I Get a Quote From Photos?
Yes. Send your address, window count and a few photos through the quote form at any hour, or call (360) 318-7400.
Will You Be Honest If Something Can't Be Fixed?
Yes. Torn mesh, worn tracks and water-damaged sills are pointed out, not hidden. We won't sell you cleaning that won't help.
Window Screen Cleaning: Removed, Washed and Returned
A dirty screen dims the view and makes clean glass look dull from inside. In Bellingham, screens collect:
- Alder pollen from as early as January
- Grass pollen into early summer
- Wildfire smoke, like the August 2026 alerts
- Road grime on busy streets

How Do You Remove Screens Without Damage?
Most screens are damaged during removal, not cleaning. On casement and some older windows, the screen sits inside and comes out from inside the room.
- Worked out by the frameUsing the tabs or spring pins, never pushed in the middle, where frames bend.
- One room at a timeEach screen goes back in the window it came from.

How Are Window Screens Washed?
- Both sides washedWashing one side only pushes dirt through the mesh.
- Rinsed until the water runs clearPoor rinsing leaves white streaks and soap film that attract dust.
- Frame wiped and driedThe screen dries before it goes back in.
Torn or Bent Screens
A torn screen can’t be cleaned back into shape. If we find tears, a loose spline or a bent frame, we show you before we touch it.
Window Track Cleaning and Weep Hole Clearing
Why Do Window Tracks Get So Dirty in a Wet Climate?
Bellingham gets most of its rain from fall through spring, so debris in tracks rarely dries. It packs into corners like paste, windows start sticking and mildew grows. Spraying a dirty track first turns dust into mud, so we always start dry.
Dry-Brush
Loose debris is swept out of the corners.
Vacuum
A crevice tool lifts what the brush loosened.
Apply Cleaner and Let It Sit
Stuck-on grime comes off with time, not harder scrubbing.
Scrub and Wipe
Soft, narrow brushes reach corners, then everything is wiped clean.
Clear the Weep Holes
We check the drain slots and clear them.
Clean the Sash Bottom
The lower edge and seal of each sliding panel are wiped.

What Are Weep Holes?
Weep holes are small drain slots on the outside edge of many sliding window and door tracks. When they clog, rainwater sits in the track instead of draining out. Clearing them is one of the most useful parts of track cleaning, and one of the most often skipped.

Why Does a Dirty Line Come Back After the Track Is Cleaned?
Usually because the bottom of the sliding panel wasn’t cleaned. The sash and its rubber seal sit in the dirt too, so closing the window puts a fresh line of grime back. That’s why we clean sash bottoms with every track. Sliding glass doors and older aluminum tracks from the 1970s and 1980s usually take the most time.
Window Sill Cleaning for Condensation and Mildew

What Causes Black Spots on Window Sills?
Usually condensation. Warm indoor air meets cold glass, and moisture runs onto the sill and into the frame corners. Over Bellingham’s long, damp season, that leaves dark mildew spots.
- VacuumedDebris comes out of the corners first.
- Cleaned and wiped dryNo soap residue left to attract dirt.
The cause is indoor humidity. The EPA’s guide to mold and moisture explains how to keep it in check.
When It’s Water Damage, Not Dirt
If a sill is soft, swollen or peeling, or a stain has soaked into the wood, we’ll tell you. That needs a carpenter or window specialist, not cleaning.
How Does Our Screen, Track and Sill Cleaning Process Work?
Step 1: Quote and Scope Check
Send photos and a window count, and your quote lists exactly what's included.
Step 2: Pre-Clean Walkaround
Existing tears, bends and water damage are pointed out first.
Step 3: Screens Removed and Washed
Room by room, both sides, rinsed clear.
Step 4: Tracks Cleaned
Dry debris first, then cleaner, scrubbing and weep holes.
Step 5: Sills and Sash Bottoms Wiped
Wiped dry, then screens go back in.
Step 6: Final Walk-Through With You
Screens seated, windows sliding and locking, nothing missed.
How Long Does It Take?
It depends on the number of windows and sliding doors and how much buildup there is. A first clean after years takes longer than maintenance. You’ll get a time estimate with your quote.

How Does Bellingham’s Climate Affect Screens, Tracks and Sills?
A Long Wet Season
About 33.5 inches of precipitation a year, per NOAA’s 1991–2020 normals, with November the wettest month.
Pollen and Gray Screens
Alder pollen arrives in late winter and grass pollen runs into early summer, so screens often look yellow-gray by June.
Soft City Water
The City of Bellingham’s 2025 water report lists hardness at 21.8 ppm, so rinsed screens dry with little spotting.
Trees, Water and Traffic
Homes under evergreens, near Bellingham Bay or Lake Whatcom, or on Guide Meridian collect debris faster.
Older Homes
Roughly one in six Bellingham homes predates 1940, from Fairhaven to the Lettered Streets. Original sash needs gentle handling.
Best Time to Book
Many homeowners book in spring and early fall, before the wet months. That's a pattern, not a rule.

How Much Does Screen, Track and Sill Cleaning Cost?
There’s no flat rate, because every home is different. Your price depends on:
- Number of screens, tracks and sills
- Sliding glass doors
- How heavy the buildup is
- Window type and age
- Upper-story access
Plans are optional, and one-time deep cleans are welcome.

Screen, Track and Sill Cleaning FAQs
Is screen cleaning included with regular window cleaning?
It depends on the company. Many only brush or wipe screens. A full screen cleaning means removing, washing both sides, rinsing and returning each screen. Our quotes list screens, tracks and sills separately.
Do I need to remove my screens before you arrive?
No. Removal is part of the service, and screens pulled out in a hurry often bend. If some are already out, keep them together and note which windows they came from.
What is the difference between a window track and a window sill?
The track is the channel a sliding window or door rides in. The sill is the flat ledge at the bottom of the window, usually inside. Tracks collect grit and rainwater, sills collect dust and condensation.
How do professionals clean window tracks?
They start dry: brush and vacuum loose debris, then apply cleaner, let it sit, scrub the corners, clear the weep holes and wipe everything dry. Starting wet turns dust into mud.
Can you remove mold or mildew from sills and tracks?
We can clean surface mildew. If staining has soaked into wood, or mildew returns quickly, that points to a moisture or ventilation issue, and we will tell you what we see.
How often should tracks and sills be cleaned in Bellingham?
Once or twice a year works for many homes, often in spring and early fall. Homes under heavy trees, near the water or on busy roads may need it more often.
Is professional track and screen cleaning worth it compared with DIY?
For a few sliders, DIY works: dry-brush, vacuum, clean and wipe. A professional makes sense with many windows, second-story screens, years of buildup or a move-out deadline.
Do I need to be home?
Interior sills and tracks need access inside your home. Exterior screens and outside tracks may be done without you there, depending on access.
